There is extremely little inventory in this price range, but yes, if you go out an hour or so, you should be fine.

Without income and existing homes it will take extremely deep pockets to make it profitable and a very long time.

Depends on the architect, but I honestly have never had to work with one.

Hey my guy, I read through lots of posts and honestly guessed on a few of the expenses.

It has worked out extremely well with unbelievable returns in the 30-40% return rates not including the equity appreciation of now having secure long term tenants paying huge lease rates.

You will be shooting your self in the foot.Also, one audit because of an honest mistake that you did wrong can cost you more money than you save by not using an accountant.

It’s my old boss back when I used to work for a commercial REIT, so honestly he doesn’t really have any more residential knowledge than I do.
