You'll be running around like a chicken with your head cut off, trying to find an end buyer in your list of maybe a few dozen "investors", when being on MLS will have already exposed the property to tens of millions of people.Most likely, you'll default.

I think the worst thing is not only did they do bad work, lied about it, and exposed anyone near them to Covid, they also wasted a ton of materials in the process by painting over drywall and trim work that they never completed.

These can be cracks in the walls/ceilings, exposed openings under the slab, Windows and doors sticking, etc. but overall, we look at the signs and form an OPINION of what we think the foundation is doing at the time.I personally use a method that takes a lot of the guess work out but I'll get to that later.One of the EASIEST signs of a failing foundation is the separation of the frieze boards on the corners of the home.

Bottom Line:If you can't put it on MLS you stand a very small chance of selling it FSBOyou need the exposure to thousands of agents who then expose it to all their clients.so instead of you whistling in the wind.. your property once it hits MLS goes to maybe 50k people who are activity looking and working with their realtors.don't fool your self into thinking but your house will sell.It can happen but its a tough one in the retail owner occ space..Multi family or investment properties are very often sold off market.. just depends on what you have.

And I am told you need 1 1/2 total inches of underlayment on big joists (not over spanned) spaced closely.On floor above I removed short pieces of hardwood to expose terrible condition  inch bye subfloor,,large holes,large areas of no support.

Some flooring in addition to the kitchen (uppers can be painted but that bottom is a goner where the wall is exposed).How can I, without irritating the seller, get them to see the conditions just does not warrant their asking.
