@Michael EncoyYou should be more pro-active: go to ALF-related events and reach out to agencies that support these types of facilities and ask for the local operators names to connect with.

Guessing this is a no because it will all have to occur under same name/tax id for the 1031 to be valid.4. 

I am not sure how easy it would be to restart operations after such event but it is also something worth considering. 

Be sure the numbers work forwards and backwards in the event you cannot get rents to your desired levels.

The "trade" is never equal..... the work is often crappy, if its done at all....If you want to hire him, then hire him and pay him for the work as a separate event from the rent.

I'm in Virginia, but if you go to BiggerPockets.com > Network (in the top ribbon on the home page) > Events, you can find all the meetups happening in your area based on zip code. 

This way they will be able to sustain themselves in the event of me being unemployed or some other interruption of income.
