I also see that it can be a high entry fee to get into.

If you're handy or have friends who are (and are very reliable), maybe consider doing a house hacking flip.Consider the barriers you perceive to your entry into the market and what work arounds there might be. 

I know generally looking in your area is best but the level of entry in the San Francisco area is sooooo high.

Think barriers to entry of competition! 

As previously mentioned, FHA can be used to put as little as 3.5% down and is a great entry way into Real Estate Investing.

I’m wondering if anyone has any experience / recommendations for a door entry system where a guest can have a key code issued at check in that lasts the duration of their stay and then expires.

@Martine Jackson you want to lock into "buying a house" as a wholesaler and then turn around and put it on the MLS (I assume you would have to use an entry only service to get it listed)?

With Finance degree he should be able to make a handsome salary even as an entry level employee, and YES !

Is it realistic to buy anything for 30-40-50K or is it more like a 100K entry point?
