This is not a business for stupid or knave individuals to engage in.   

He clearly believes in quantity over quality, but his lack of growth as a poster shows he is clearly not being engaged.  

Unfortunately in PA this does not work.If you are buying for cash then this isn't a problem because you can take title directly in the name of the LLC.If you plan to flip properties or engage in other short term strategies you should consider a corporation or a LLC setup to be taxed as a corporation.

Rates won't be dropping any time soon and the engagement requirements are costly - there's no insuring with a roof that is 15 years old and without 5 years of life remaining, any out-of-code electrical and/or plumbing, and foundation or AC issues.

Many foreign banks doing business in the US for instance are engaged in both consumer and business/corporate banking.
