If you have variable income, you will need to show a longer history of income than those with a regular salary.

I would prefer to leverage purchases but I'm worried that despite  liquid capital I will be rejected for having a thin credit file & only ~6 months of salaried work history.

When confronted about it, they act similar to how you're acting in this thread, they're offended that I would look at the purchase history for the house, they're offended that I calculate my own ARV, blah blah blah. 2) I hate to break it to you, but yes, you are VERY wrong and if this offends you, you need to toughen up that outer shell a bit.

It's hard to give a definitive answer without knowing your entire credit history but overall, it will raise your score quicker to pay off/down in a single payment rather than to spread it out.
