I bet there are people who are succeeding with Craigslist in NYC, but I bet its not easy and you'll have to work hard to make that do well for you.BTW please don't use all caps that is basically yelling, its okay in the title, but not in the post itself. 

There is a good firm I think in San Deigo that specializes in helping first timers. can't recall the name but google the subject I bet they come up

I honestly wish I knew more about Kensington myself, I know parts of it are a great bet for appreciation...I'm just not up enough on that area to advise you.
