It just means that the TK provider understand that people live in house and things happen to people outside their control such as job loss, illness, death, divorce, job transfer, marriage, mental breakdown, etc (I have seen all of those)  Verify rent range through other property managers, Craig’s List and Zillow  Ask if permits were pulled during the rehabIf a tenant is in place, ask to see the tenant file Remember, you can fix the house, you can fix the tenant, you can fix the property manager, but you can’t fix the area.

Further many will go on to say they don't care if the houses ever go up becasue they are only interested in cash flow and will own them forever.Now i get that sentiment.. but I have also been selling real estate for 44 years.. and i can tell you most people don't hold any kind of property more than 10 years.. life happens.. things change.. they decide to move work moves them.. divorce death health.. kids need collage money all the things a 30 year old investor is not thinking of right now.. its so far from their thought process.

You should only post if you: Currently use the company or person you list Would recommend them to your family and friends to use Feel that they make financial sense Feel that they don't "nickle and dime" you to death Feel that they don't try to charge for services that you don't need (upsell) Feel that they do a great job finding you the tenants with guidelines you prefer/request Can show that they keep a low vacancy rate for you Get paid on time Etc....

Some never get going and have "paralysis by analysis".The goal is nothing will ever be perfect you just have to get started and constantly revise along the way.So many people look for a reason to not do something that they never get going with anything.Fear of failure,fear of success,fear of making a mistake,having doubts are all mental roadblocks.I ran 14 miles the other day without stopping.I am 25 pounds overweight but still had an 8 minute plus average.People always tell me they can never do that and can't believe I can.The point is they never know because they never TRY and find out.Some is physical but most road blocks are mental and people give up with their mind way before their body does.Most are looking for that silver bullet (the next greatest toll that will make you rich beyond your wildest imagination!

That said, those are not the ONLY ways to get properties before the MLS, just the only ways to get REO's before the MLS.You can work the short sale market and go after homeowners in default, arrange and negotiate a short sale with their lender(s) and get good deals that way, before they ever hit the MLS.You can also market to other motivated homesellers who may not be in foreclosure trouble, but perhaps, divorice, job transfer, death, etc and negotiate to buy their homes direct.
