What made you interested in investing in this type of deal?

I'm a new investor and just recently purchased my first deal, a duplex in a small town.

I'd recommend looking at larger deals and talk to lenders that work in the space in general. we do smaller tracts of infill land downtown but most of those are also better off by going vertical as well depending on the street they have frontage on. 

It's not my personal favorite and I don't focus in 38127 for my own investing but I know the area and have helped my clients acquire some deals here and they seem to love the zip code!

My goal is to close five more deals by the end of the year.

The only time I ever deal in paper is when I close and my mobile notary comes to have me put ink on trees.

Another option is you could get a construction/bridge loan.My sense is thebuilder wants money upfront and insurance is saying no - which is typical in commercial deals where contractor does not get paid until work is done - none of this upfront stuff except for some mobilization costs.

Now, I'm looking to take the next step and build a comprehensive platform.However, I’m conflicted between two potential approaches for the initial launch:Option 1: Real Estate Deal Posting PlatformConcept: A platform where users can post real estate deals they’ve discovered.

The idea here is to leave $5k-$10k in the deal at most, sometimes nothing. 

But if you can find a good deal there is money to be made.
