In all four of those situations, the houses were appraised with a comparative sales approach; however, the appraiser was usually able to find at least 1-2 nearby properties that were also duplexes.Rental amounts were included in the data for the appraisals, but I don't think they were used at all for determining the appraisal value.

With the comps you're showing, you are better off finding a similar property, not needing rehab at the same ARV and just getting a conventional loan.This is all assume the property cashflows.If you have some data on rent, taxes, expenses, etc, I'd be happy to help you figure out if the deal makes sense as a buy and hold.

If interest rate is high and you can't pay down maybe balance transfer to a new card with a 0% rate and then hammer it down faster.

Filing the Property Transfer Affidavit is a (required) formality that may or may not get done that changes the record of the assessor.
