I'm purchasing my 3rd property in 9 months and trying to figure-out best financing options.We found a SFH investment property that in order to lock-it-down we agreed to a quick close and a cash purchase.  

I have to agree that hardwood is great for a single family unit; they tend to stay longer giving you time to recoup your investment.

With that may pieces you may want to consider outsourcing to a mail house.I also agree with @Kevin Steer about being prepared for the calls.

If the Bsnk holding the note agrees to an offer price, the property owner does not have to make up the difference.  

Interesting, compared to this - "The National Association of Realtors estimates that the country’s supply of for-sale and rental units combined is 3 million units short of current demand."

But I do agree, those arrangements could be written to include the possibility of EITHER party paying out the other along the way WITHOUT the others approval - so long as the sale price covers the agreed payout figure?

I am flying across the country because it is worth it for me.

In the same senario, a seller finance deal, should/can I have someone (I'm not sure who actually does this, please let me know) come and inspect the property before I agree to purchase?
