The extra 3k is for any cosmetic upgrades or repairs that I make to add some value although that isn't the main goal with this house hack.

I've read through the the disclaimers, but feel this borders on negligence beyond what a standard home inspection should have found.Seems like there may be recourse, just not sure what others have encountered either against a home inspection or against a seller providing pictures of a fix which were cosmetic but still had underlying safety issues. 

Nothing is majorly wrong with the house at this time it is mainly doing some cosmetic updates becuase it looks really ugly and I know I can get more for it with this rental market.

This helped me learn general costs, issues to look out for, and start meeting contractors.Once I started formally flipping, it was small scale, cosmetic rehabs, the occasional roof and HVAC.  

Home was in need of a cosmetic facelift as the bones were good.
