Right now leaning more towards using a project manager.

So I'd lean heavily towards fix and rent.

I'm leaning in selling, but last property I sold appreciated $500k in less than 5yrs, this was located near the beach, I'm hesistant on selling. 

I wanted an asset that could provide a convenient vacation option for the family that could also be monetized to reduce the carrying costs.

Paying for legal advice upfront would be manageable since I'll be repeating these investments, but keeping costs lean is important. 

been looking for 2 plus years and none of the cash flow at all, I'm leaning towards Philly because that is the only place i see where it can at least cash flow after house hacking $200 per unit 

The past few flips have been within a mile of our Arvada home, which has been extremely convenient for both myself (who works full time and can only help nights/weekends) as well as Mike, who can run home for lunch or over to the job to meet the trades.

Initially, I was leaning towards a multi family, but if I do a SF I can cut my monthly payment in half with the budget I want to stick within.

I'm leaning more towards multi-family rentals in the beginning just to get the ball rolling faster.
