If you want to rent it and you are confident that the $800/mo is realistic then this thing can cash flow if you purchase at $50k.Now if you say you can't get a loan then taking it subject-to will be the other option.

If you are confident that some other investor would pay $165k for a duplex that has a gross income of only $2000, then you have a deal at $130k, if not, move on.

I definitely have the earnest money deposit as sole remedy for failure to execute contract.I will not have inspections or financing in the contract - in fact, I'll be trying a sales technique that involves having those clauses in the contract scratched out while we are contracting so that the seller feels confident I'm serious about the sale.

That was my understanding and I was completely confident about it in all 50 states until I saw this case.This is the very first case I've heard of where the point of prosecution was a wholesaler assigning contracts.
