I was just reading your group email this morning about you and Nick watching Chevy Chase in Christmas Vacation.  

Do I have to chase payments, or do they consider paying their bills and rents before going on vacations, etc.

But you’re also chasing a Holy Grail that many others come here seeking.  

The only issue I would have is if you have to chase the person down for the money.  

You may be correct in terms of your contract, but the reality is they are gone and it will cost you more to chase after them than let it go.Good luck.

Then again, I'm not in debt to them and don't have them chasing after me.Maybe I'll try one of the small local banks for this.

You don't have to just let it go and you don't have to continue to chase it either.Good Luck in whatever you decide.

No system is perfect, so don't waste your time chasing after the next shiny object.

I know other agents that think I'm crazy to give up my commission like this, but I would rather have people feed me good deals instead of chase small commissions.

I have had clients chased off buyers who suggested circumventing a listing, the seller had enough sense to know they didn't want to deal with someone who suggested illegal and unethical tactics.
