Yes, it's a pretty great time to sell, especially if you are in the lower price range (I know that's relative in Boulder, lol)But as others have mentioned, going to a different market can be dicey- don't forget to budget for your time (a few trips a year) and overestimate what you think your property management will cost when you run the numbers.

I have done it many times but there is the possibility of tripping due on sale clause.

That is very inspiring, as I am just at the beginning of the same trip.

That's about as focused as saying, "On my next road trip, my goal is to drive really far." 

My question, is the mileage  tax deductible under our LLC as these trips out have litteraly been for hours at a time.

If you're not finding much near you it may be worth a trip to KC or St Louis for a larger REI group meeting.  

Secondly do you find the restoration expenses to be slightly more for historical homes in order to "mimic" the original character of the home (if that is what you all are doing)? 

I will be making regular trips out here and I am looking for the right teams in the markets we select.

We should take a trip out to the Midwest and drive for dollars.
