For example, if you own a property with $400k in equity and you can still easily cash flow with a $300k cash out what is the down side to doing this?

@Albert Bui @Carlos Valencia There is no offset when you live in the 2-4 unit remember its a full HIt to your monthly PITIA and yes you can use the rental income but only as an addition to your qualifying income, you're still taking a FULL hit on the PITIA.Its only offset when you vacate or move out or it has already been converted to a rental (pure investment/non owner property). 

Use the top three or four discriminators so applicants can screen themselves.Then you need to have clear screening criteria yourself.

I have a term sheet from Matt and did think it was slightly high but they are only online lender that I've heard anything positive about.

HUD doesn't make it that easy to find.

do I now Request for Tenancy Approval (RTA) form so HUD could come inspect the property and starting collecting rent (assuming inspection is passed)?
