I am 33 year old working as a software engineer with a mega corp here, have saved up some decent money and investing it in index funds.

Here is what I'm doing specifically:- I use a software program to mask my IP address and I change my IP address every time I log into craigslist to either post my own ads or to email potential FRBO/FSBO prospects.

Sugar CRM has an open source version but unless you're comfortable installing and maintaining your own software, you don't want to go there. 

My goals is to do 100 deals a year, what tools, software, and technology can I use to increase my real estate investing business, and automate the business to do more deals and maximize time!

I've spent the last 15+ years in software engineering and application development.

Just curious as to what software and systems people are using to 1) find information2) keep track of everything we need to keep track of 3) stay organized etc etc 

Based on what I've found there's not a one stop shop for all software needs.  

I guess I'm wondering how many of you full time investors/wholesalers use a direct marketing program or skip trace software to access potential sellers.For any of you that are going directly to your farm what have you been most suprised about.
