Many know local dealers and I'd much rather buy from them whenever possible.

I'm trying to figure out a strategy on buying real estate from the seller (no lenders involved) on payments, adding value and reselling it for profit and thus, paying off the original seller.

Two major differences here are:  (1) most "investors" in the mid 2000s  we're not buying for cash flow.  

Investment Info:Large multi-family (5+ units) buy & hold investment.

The market for buyers on QCD is going to be smaller so you are limiting your market with a QCD but we buy/sell homes all the time via QCD just need to find the right parties.  

But I also feel that over the last several years, many groups are getting greedy and wanting to be paid to transact more than buy good deals.  

Our goal is to start buying MF within the next year to two years.

We finally decided that we want to try to buy our first rental property.

I live in Orange County and I have been looking into some out-of-state investments for single family up to triplex for a buy and hold to build my rental portfolio.

I have 50k in equity built up and am looking to buy my first rental property, most likely a single family house.
