A few years later I had a real problem with the PM charging us for phantom maintenance items and decided to part ways and go about things on my own.A few really bad tenants later on my wife's property (a toilet was clogged so they decided to light the toilet paper on fire and see if that would help the crud go down. 

New builds can be weird because your house is worth a good amount less than the brand new one close to it.All that being said, for me I'd look at it as if I was going to buy the house today at the the numbers you're getting, and then compare them to what you could get. 

I am brand new to real estate investing, but have have been intrigued with it for years.

Especially with the brand new finishes you have a huge appeal to HGTV spoiled first time home buyers; with the right strategy you can often drive a little bidding war and maximize your return.

If I want to do a boring old conventional loan with some light rehab for my first deal, I’m in the world of inspection. 

They come up with a number for cosmetic work, another for a light rehab, another for a "normal" rehab, and another for a "major" rehab. 

What brand of composting toilet did you use?

The house is super renovated with polished hard wood floors, brand new paint job,  updated appliances and kitchen, and both bathrooms are updated and super modern.

Though I did go back with all vintage door knobs, doors, rewired old light fixtures and custom built a few from scraps, and used the plank kitchen floor (unsalvageable due to rot) as the wall in the hallway.

Sometimes its as simple as replacing a boring light fixture in a kitchen, adding a programmable thermostat, or removing troublesome landscaping.
