You can find/purchase a better deal, really tenant proof and take care of the property to set it up for less future maintenance costs when you do the renovations, and then get a decent rent and get a good portion of your money back, providing both a boosted CAP rate and COC return.

Youtube, Facebook (boosting the posts), Facebook marketplace, Zillow etc.

Although the FED and federal government are meant to be run as two separate entities, one does have unofficial influence over the other.

My sphere of influence becomes much larger when I include people who live in my hometown.The fees to join the Duluth association are not very high and I was wondering if it would be a good idea to try reaching out to my sphere up there as well as down here to cast a wider net for leads, considering I am brand new.
