That area is booming and I am hopeful to see what I can get.

And with the giant boom of appreciation we just saw in the past few years, I wouldn't count on big appreciation in the next few years.So the smart play would (as always) be to buy an undervalued asset, then add value and increase rents. 

The vicinity has projected mid and high density growth of 30,000 people in the next coming years which for this area, is quite a boom. 

You might be able to sell the debt to a collector - I have never done this but heard it was a thing....anyone here sold a judgement?

I figured it would be around 100k based on the area and comps (my realtor did too), but in the past 6 months this market has really boomed and I guess the homes have increased about 15%, so it came in higher than anticipated. 

here in Florida biz is booming real estate wise so fewer workers to be had.  

And then the financing opened up and I started to boom.
