Which means that there are many times more owner occupant buyers than investor buyers and owner occupants buy based on comps, whereas investors buy based on cash flow. 

The Zillow and BP seems to be the most accurate based on the data you provided.

Are you able to tell which ones are the A class, B class, and C class properties based on how much it is being sold for and what types of public schools are available in the area?

Just something I found with a google search that I thought might be the basis of my lender saying these kinds of loans require points. 

In the past year, there were 364,553 map searches and housing requests for the CO Springs area and ~40% of "whole place" rentals are priced greater than $2500/month (Furnished Finder). 

Whether you are sacrificing your comfort to house hack, money for a downpayment to cash-flow more, or one of the wealth generators based on the market itself; there is no one-size-fits-all perfect investment.

I have done general searches for the surrounding cities before, but I am relatively new to the area (as opposed to me having lived in the DFW area for over 2 decades and having particular areas I plan on investing in).
