Even if a deal goes bad, you treat each other as you would a partner.  

I try to be conservative to ensure the first experience is as much of a success as possible because a lost on the first deal can sometimes scare someone from real estate forever.The problem I see with conventional A paper loans is that these guidelines from a qualification standpoint does not protect the borrower from a "bad deal."

A term lease does not guarantee anything from a tenant all it does is make it more difficult to get rid of bad tenants.

I have had a couple guys approach me unsolicited about selling and may make that decision within a couple of years.

But obviously it's not going to work for this guy...so my new mission is to just help this dude figure out how to fix his problem.

Well @Stacy Davis I have never done wholesaling, so i might not be the guy to ask, but I might be the guy buying your deals, I did one Wholesale deal of a Multifamily hear in San Diego, and i didn't want to wholesale it, just a client came while i was in escrow, and i Just assigned the contract to the person, yes  you need the earnest money and thats about it. some larger wholesaling companies charge like retainer to make offers maybe thats a path you would like to take. feel free to send me PM and I see if I can help.
