If I buy a Duplex property and use an FHA to finance the property, could a 6% seller's assist basically give me a no money down situation?

I own a 6-unit building that had 3 tenants on a RAP (rent assistance program) when I bought it.

The property is in the Jade District if anyone has particular insight on the area.4) I have some contacts for real estate agents, but I feel like they're better suited to assisting buying and selling SFR. 

If, upon obtaining a judgement in an unlawful detainer, the tenant does not vacate the premises, follow the law and have the sheriff assist them in leaving.If there is more to the story, do tell please.

I want to be a part of these experienced investor's deals and I know the best way to do this is by offering to assist in their investments.

They've had time to get their ducks in a row and apply for, and in some instance get, assistance if they need it.
