BTW, the EPLS is an administrative action, not a judicial action, (not saying you won't end up in court either), while you will be notified of a hearing I have never heard of any average Joe winning, a few big fish, but we don't have those here regardless of the boasting, if HUD nails you, save yourself some time and money and start filling out job applications.

I purchased a property Nov 2015 and moved through the rehab construction and the refinance loan application was started in January...here we are at the end of May as 5 months have ticked by and Sherman Bridge is charging me $1500 monthly interest so they clearly have zero motivation to complete the processing of my refinance loan!!!

You will be required to somehow prove that your failure to do what you promised was due to something completely out of your control, such as a non-voluntary job relocation or out-of-state mother in law that came down with cancer that caused you and your spouse to move to be closer to her until she passes away.If you cannot prove that this thing was completely beyond your control, your future mortgage loan application(s) will be denied until so much time has passed that there's nothing in your paperwork making it obvious that you did this.
