My wife and I purchased our first home and we are planning on house hacking it is a 5 bed room 2 bath we plan on renting out the top 3 bed rooms and live in the basement the upstairs is rent ready but my wife and I are planning on renovating the basement while we live there and the most I have done in my life is paint a wall.

I'm not sure if the repair is needed as of yet the sale is marked as is however it is listed wrong at two bedrooms one bathroom and is actually three bedrooms and two bathrooms with almost 2300 square feet and on 8 Acres.

To give you an idea of the extent of the projects, we ripped out the kitchen, removed a extra stairwell, moved a bedroom wall that was off the kitchen, cut concrete and added plumbing to make the bedroom a laundry room, converted the old laundry room upstairs into a bathroom for my daughter, stoned a fireplace, new flooring and carpet and ran all new electrical and piping to the new kitchen.

You only paid 35,000 per unit.If they’re 1 bedroom you should get at least 500 per month per unit.Even if just swamp cooled.Raise the rents and use your income to do the repairs.To me in Tucson the most important thing is to add AC then your after repair value should be 65000 to 70000 per unit 240000 to 280000 value at least.

Plumbing from previous kitchen behind wall (currently no kitchen or cabinets), 1/2 of basement is utilities, laundry, storage & back exit (could extend hallway & turn storage area into 2nd bedroom while enclosing laundry and utilities).- Garage/Backyard: Yard is standard Chicago size with above ground pool that takes up most space (girlfriend wants to keep, I want to get rid of haha).
