The expense is more up-front but is far more cost-effective in the long run.Regarding your specific question, unless they have an agreement with you there is no expressed or implied contractual obligation for you to hold the rent.

If you're really lucky they are part of the listing package...so hopefully you get what you want before you make an offer.Sometimes you may have to sign a non-disclosure agreement to get them.Sometimes you may have to ask for what you want.Unfortunately in many instances they don't exist, the listing agent doesn't collect them, the owner hasn't kept or produced them, or just doesn't want to share them.

Unless your grandmother had an agreement that she would inherit the home, or his share of the home, then it would go through probate or follow his will (depending on the state and the values of his estate) or trust (if the house was titled to a trust).
