It's ok to analyze properties and not make an offer because the numbers are too far off, you can also ask agents if your expectations are realistic, if they are then great you will probably find a property that works for you; if not you may have to adjust your expectations or you will likely have a more difficult time getting sellers to accept an offer.

And they'll take a lesser matched comp in the same subdivision then a more exact comp in a different subdivision.Once you do that, add for adjustments like bathrooms (3k for a half bath or 5k for a full) or basements (7500 for unfinished, 10k to 15k for finished depending on bedroom or bathrooms in basement), garages (1car versus 2car, etc).That should give you a good idea of where the appraisal should come in at.

I think that the increased vacancy rate seen after 2007 was because the real estate investors who owned the rentals weren't educated enough and/or didn't have enough foresight to see that their rents wouldn't cover the mortgage payments after the adjustable rates kicked in.
