Something to know BEFORE creating a contract for sure.Just saw a video of young couple who bought SFH in North fL; principle and interest was 460 or 560 / mo ; so that was affordable but then because they were financing the property there was additional unexpected 100. / mo flood insurance.  

We can add a photo, a logo, color, anything you want you can add it to this form.

An option to purchase combined with a reduction in purchase price from rent is a recipe for that tenant to claim they have an equitable interest in the property. 

Doing it right costs a bit more, but the additional benefits and peace of mind makes it worth it. 

Additionally, you should be using OPM to fund most, if not all of your investments.

About a year from now, I should have an influx of cash available for additional deals, so I want to be in a position to deploy that capital wisely.
