Hello, I have been listening to the BP podcast and finally jumping onto the forums. 

Most investors seem to prefer the area around Memphis or the Gulf, but like I said, I invest where I know. 

What we do for houses with heating oil , we measure the amount of oil in the tant ( There is a chart that tells yo how many inches equals gallons ) And the tenants pay that up front when they move in , the oil is now theirs .

During the inspection, I uncovered so many issues that I negotiated the price down to $105,000.
