Jerry is correct, also I think lenders ask that you disclose that you have another property on contract during an loan application.

When it comes to residential (1-4 units) and small multi-family (5-10) we typically purchase distressed properties and perform a deep energy retrofit, with the result being units which operate 40 - 75% more energy efficient following the retrofit.While this does not necessarily increase the rent we can command, it has proved to decrease our turnover and vacancy - tenants stay longer and, when they leave, we often have word-of-mouth applicants before the unit becomes vacant ... just last month we had 5 inquiries and 3-applicants on a property we had yet to advertise.

As @Michael Roy mentioned I have a provision in my applications stating that if my list of pre-qualifications are not met I may choose to offer approval based on increased security deposits, prepayment, etc.

Hi BP Members,I need to get an account for Experian skip tracing services.I have a commercial space which I use for my real estate business, locked doors, etc.I have a business license, and real estate license.So the site inspection is not what I'm inquiring about, but it sounds like the application service is difficult to be accepted.From speaking with a sales representative it sounds like they only want collection agency companies to gain access to their data and services, so I'm considering getting a collection agency license as a means of getting access to Experian.If anyone could please provide a solution or advice on how I should proceed with getting an account with Experian it would greatly be appreciated.Thank you.
