If recent and good comps are showing similar results, then I would say the property could be overpriced.

There's a cool meetup the 2nd Saturday of every month that might be perfect....no sales, just a bunch of people in similar positions as you trying to figure it all out and sharing resources.Have you started looking for properties to house-hack yet?

I reached out to a realtor and these are the comps she provided:The home that I am interested in last sold for $24,640 back in 1978.A similar property sold Oct 2017 for $72,000 while another sold for $50,000 in July 2017.

I’ll be trying to do something similar on my next property although I may try to stay under my remaining second tier entitlement and put 0 down.

I would like to do something similar with my friends.

When a similar apt building sold in 2014 for a lot more than I bought mine for,  my assessed value rose 60% in 2015. 

@Nathan Bendler, this is all very possible.We turn similar numbers with vacant and infill land as well as wholesaling houses.

My recommendation is to find similar properties that are renting in the area and see what their conditions are, especially if you can get a look at the interior.

However there is some risk with these because this will rely on your knowledge of the area and rent rates around there for properties similar to yours.
