Just figured I would share my thoughts from the other post here as well, had a bad run-in with John himself and I am not happy about how he treated me as a customer.......I had to search high and low to talk to someone after I purchased the product.

@Lane Cooper For my duplex I used an FHA loan which was perfect because it required very little money down and allowed me to keep cash liquid as I search for another deal.

One problem I see is me not having a house selected by the rental period ending, or finding a house too quickly.The questions I have are:A) Are there any things I should watch out for with FHA, pertaining to off market deals?

I am beginning to narrow down my search and the criteria that I am considering is as follows: Population size/GrowthWhere are people coming from? 

The house would be compared to other single-families and if none in good condition have been sold near this property than they will search further away.

I don’t feel comfortable using the sites on google, when I search for hard money.

You also are required to actively search for tenants.

Just ran a quick search and Fayetteville, NC seems to rank at or near the top when it comes to the rental vacancy rates in NC. http://www.civicdashboards.com/city/fayetteville-n...Could anyone comment on that or is that something you simply factor into your numbers before going into a deal?

Sadly, none of the mainstream platforms (Redfin, Zillo, etc) seem to offer this as a search filter.Anyone got any tips on how to search for properties based on these two aspects?
