My wife andI are partially releasing 3/4 of an acre of our property to be sold.

The seller can ask the agent to release the listing and then simply use escrow and an attorney for closing.

The title company told me that I would have to obtain the release of lien from my mortgage company and have it recorded.  

The inflation that has been held back since QE2 is about to be released as soon as Trump undoes all the regulations around lending that have held banks back from putting cash to work.

Whereas, earnest money is held in escrow by a third party, and in most states can only be released when both parties sign off on how it gets distributed. 

You need a signed rescission or cancellation between all parties for title to release the money. 

We just released our monthly pricing option, Plus, that is $10 per month for up to 5 transactions and any transactions over 5 are $1 each so that should work well for anyone processing more than a few transactions. 

If you can't get junior lien holders to release their liens, the short sale is doomed.
