We went to Red Lobster for lunch and then Home depot to get parts and I came back to install them.I reviewed an Auto Zone closing I have for the first month of June with one of my clients and I am negotiating a Hooters for another client at 2,700,000.

He was actually working out 2 different deals to lease out 2 of my properties; one on Diploma Ave. and the other on Rock St.I was unaware of either of these tenant screenings (if they took place) or lease signings or anything, nor have I yet to see any signed lease.I get a call later from the previous owner of the house on Rock St. asking me if I know of a Bob Smith (PM) or a Jane (Potential Tenant).

Get comps from the MLS one way or another, Red Fin does a decent job in most of the major metro areas at pulling comps from the MLS, but its not perfect.

At your early stage in investing, this may be the wisest suggestion.Cracks are huge red flags that problems exist.

Have a rock solid determination of the investment and holding costs.

I never even drove by it before purchasing it (after the tax sale, over the counter)  -- it could have been a pile of rocks I was buying. 

How much do you pay for sheet rock, tape, bed, and texture?
