What do you currently have in your list that meets what we are looking for in an apartment building?

in many markets you have to go OFFmarket to find the deals that cashflow. the MLS can be picked-over. this is obviously more work. there are markets that cashflow just fine even the picked-over properties. single-family is also USUALLY going to cashflow way less per unit vs multi, with LTRs. 

Break the lease and leave the LL with the pieces to pick up? 

I have owned single family section 8 rentals in the past, and while it was pretty straight forward, each jurisdiction likely has their own requirements and processes.In Cincinnati, again, I was buying properties on the MLS, they used to (maybe still do) use gosection8.com for LLs to list their properties.  

For higher priced area buyer can go to typical flat listing buyer agent (max 10k) or dual agent structure.What's certain is that buyer need to do more leg work these days when buying homes.

Our shorte(er) list includes Phoenix, LAs Vegas, Nashville, Atlanta, and Texas (Austin,Houston, San Antonio).
