I’m thinking of becoming an agent mostly for investing purposes (networking , MLS access, education) and for occasional sales.

Some locations may be sub-5, occasionally 7 but that usually indicates distress, I think.

I look very closely at any HML letters and we follow up on those as so many are fake lenders.. then this one lender in Texas  who I see them on this site occasionally..

I’d love to have a hands off stvr that cash flows and I can use occasionally!

The cabins still get the occasional travelling worker, but they usually stay there one week then move into one of my places. 

The only ones who seem to be successful either have a strong referral business and don't even need to market to buyers or are already agents/brokers who come across the occasional wholesale type deal.Not trying to knock you at all, just giving some food for thought and observations that I've gathered.  

I have a Hunter "oil" type (where you add oil occasionally) in my living room that has been running almost non-stop whisper quiet for almost 30 years.

I will occasionally post an ad to join my buyer's list or that I buy houses and may get 1 or 2 hits off it.

We buy and sell real estate short term and occasionally buy and hold property.

However we started a marketing business which kept us away for a few years and we still use the tools occasionally to help us in our real estate work.
