At the end of each BP podcast when they ask what makes a successful investor I always think about the perseverance that has been required in my career to learn and overcome the numerous obstacles.  

the OP would be wise to spend an afternoon and search on BP for the numerous "appreciation vs cash flow" threads.

Please read through the numerous threads on BP regarding this and consult a local, knowledgeable, attorney before structuring such a deal.

Consequently, they generate their own problems and high vacancies.Contrarily however, beach cities (eg Santa Barbara, Huntington Beach, Ft Lauderdale) and mountain ski resorts (Jackson Hole, Vale, Mammoth Lake) have so much activity that the accommodations is just a trivial necessity to facilitate the activity.Where there are numerous class-c's in resort locations - - the area is over built and I would find some other location to invest (the lowest common denominator drags you down), unless class-c is your intended market segment.Best wishes.

There are numerous people on BP who once they establish a good reputation with a bank; are then offered deals on multiple properties by the bank with financing - before those deals hit the market.

One of the five tenants has not responded to my numerous inquiries regarding a forwarding address so his was actually never sent but I have documented numerous attempts to contact him via phone and text.The real question is this.  

This site is an incredible platform that has numerous resources so definitely take advantage of it all.
