What I mean by that is that paying for leads that get sent to you just because you are paying for them is not smart scale right now, it costs too much for lukewarm.I was on Zillow Flex with my team of 50 for years and crushed it, but we had to kiss a lot of frogs at 35 percent referral fee.

Seems a lot can go wrong with this and I wanted to speak with existing investors and see what has gone wrong with this in the past and how have then fixed it.

I would like to know as an agent is it better to be apart of a team of real estate agents or be your own agent.

Basically this is the first time I felt confident enough in a program to take the leap and go for it. 

ya absolutely. most people just recommend multi family because it allows you to offset your income while living there without having roommates. also they tend to cash flow better so if the plan is to do this year over year making sure the rents cover your DTI when you move out is very important.

I have nearly $100k to invest but would like to use it in a way that multiplies it and doesn't tie it up for long periods of time.

Finding a real estate agent focused on investors would be a great place to start.
