Lots of DIY solutions too - look for beaver basement or similar things.

I assume you're going to DIY most of this; labor is very expensive and will kill your savings rate for sure.See what you think of property and tenant management. 

If he doesn't want to be involved in your real estate ventures, that's his choice. 

But this is what I do in my rentals, as a self-managing DIY landlord working in borderline C/D-class properties.

Looks straightforward to me, my monthly payments go from $2,122 to $2,544 for an exchange of $96K for other ventures.
