A face-to-face first meeting and conversation were invaluable in developing this relationship. 

Unfortunately many investors, landlords and developers even seasoned ones don’t understand the nature of the Electic and Natural gas supply contracts they enter or have a long range plan. 

The price difference between the first and last batch of homes sold in a development will be waaaay greater than overall appreciation in that same time period, because they keep on doing this all the way through to that last sucker buying that last home for vastly more than the first home in the development would today sell for.

I've truly enjoyed the experience with my primary being a brand new build, and COULD SEE lots of potential upside for purchasing a rental brand new from a developer.

@Dean Letfus this is where small scale community development alongside with investors makes the most sense.

Hi Biggerpockets Team,I am renovating my house and studio unit and am in need of good cabinets and counter tops.So far I have talked to a few vendors that deal with custom to RTA style kitchen cabinets and they are either way too expensive or the quality was sub-par for a primary residence.I also looked at a couple of countertop vendors and quartz counter tops are expensive!

However if buying this property could give you access to landlocked developable parcels nearby then thats another story however its a big risk and you need cash to do it. 

I want to find an agent that knows how all the system development fees, zoning and building codes work.

I am moving into a studio apartment in San Francisco.

These are the last of the original houses that are over here and they are continuing to develop the area, but I can't find a comp.
