I should say that the materials I'm buying is all finish stuff, plumbing fixtures, lights, tile, etc....stuff that usually goes with house flipping

Just curious, with all respect due to the trade, could one take some excel files with floor plans, and perhaps fixtures(cabinets, stove, bathtub, etc) laid out in the plans, to Home Depot, Lowes or Menards, and would they do the same, put it in a CAD/3D type of format, for free?

I wrote a comparison of this event to a water heater leak at another property a few years ago (before our system was deployed) where the supply shutoff valve on a water heater in a closet of a second floor unit leaked and went unnoticed by the tenants until the laminate flooring in the adjacent room started to cup.    

The bedroom would just be swapping the light fixture for the fan, but the family room would need to be wired.

I then incurr the following: 1) Update bathroom and kitchen (repair, perhaps reface, cabinets; replace appliances; update fixtures to low flow), replace carpets, and paint the unit - 6 - 8K; 2) Advertise, show and fill the unit: say we do this ourselves and cheaply for nothing (if you were using a PM, it would be 1/2 to 1 months rent); 3) We are quick and only incur one month's vacancy: $700.00 In this scenario, I have costs and missed revenue totalling a minimum of 6700.00.

It's overkill and similar to giving someone the keys to your house when they ask to borrow a cup of sugar.

Stuff in fresh print if I must have it now I might spend 3 hours at a Barnes and Nobles over a cup of coffee reading .

Told the builder to include only shag carpet, vinyl floors and bare bulb light fixtures in his bid (which determined our construction loan).

About the only things that aren't priced by the foot are doors, windows, appliances, and fixtures (these you can get an idea on by looking online at Home Depot or Lowe's.
