Hard to lose with todays prices and interest rates.What is your current full time employment?

That would indicate to me that investing is a low priority since your income level is not very high indicating you should be able to be mobile employment wise.

The 2 years of work history requirement is misunderstood quite a bit because it mainly applies to variable types of income such as self-employment, large commission income, bonus income, etc.

The pace of life suits me, I'm enjoying much more outdoor activity, and my current employer allows me to work remotely.

So here's my question: (For those just starting out like myself that are self employed) How do you guys manage your down time in between projects?

A workaround I am exploring is to create an SDIRA LLC and partner up with my friend who also has funds in a 401K from previous employer.

That is not possible for the self-employed RE investors.

It seems like waiting for winter to pass is an obvious move, but maybe people have managed to carve a niche by employing the tactic of being the last rehabber standing in the winter.Guys?

Assuming that they look and act good enough for me to show them the unit, I then have them fill out an application and then do a thorough screening (full criminal background check, eviction check, previous landlords, employment, etc, etc, etc).

I am not a flipper and, as a result, have done some preliminary calcs but I am not familiar with all of the analysis that I should employ.
