Hi All - There is a mixed use commercial office building for sale in Snohomish county,   WA.     

They also build from the ground up for long-term rental and sell those to passive investors as well.I have no referral relationship with them.  

Instead of renting, move that money into a more valuable asset and continue building equity.

The newer cabinet doors might be harder to find but it looks like it would be easy to make doors to match the older flat panel doors.Also, try looking at Restore the Habitat for Humanity thrift store or other used building supply places.

What would be the best way to build a contract for house hacking  without hiring a real estate attorney ?  

:)Having done something similar years ago, would advise you NOT to quit W-2 until you have a crew you can depend on to do at least 80% of the rehab work.You should also be building a network that exposes you to more deals than you can currently handle.Otherwise, you're just trading one job for another and won't be able to scale enough to generate the number of flips you need to replace W-2 job.

Assuming the building has land basis, there would be a gain on distribution in excess of basis. 

You’re building up an asset that you can use for buying other assets.I use this strategy with business owners quite a bit who’ve maxed out their retirement accounts.Leverage, leverage, leverage!

I would house hack subsidize my mortgage which gives time to build up capital and would refinance to conventional loan and start my next investment!
