I have searched through the forums looking for an answer, and I have read that some people say getting an umbrella insurance policy is better.

The plan is to get my brother to get an FHA loan (approved for multiplex) and I cough up the dough :P...

Hi Nam,The only way is creating systems that can help you navigate your project week by week.If the numbers make sense, you should place an add and see if you can hire a part time superintendent in the area that wants to make some extra money on the side, a construction superintendent will save you time and money, only doing this part time for you it will not be that costly, obviously you'll need to manage that super and you do that with preset forms and systems in place, if you need help with forms contact me directly with your email and I will send you what I have and what I use, that should help you Good luck!!!

I responded to her FSBO ad and made my offer which she happily accepted: a 36 month lease option; I'll bring her mortgage current, (1 month, $800), and continue making the monthly payments; option to purchase price of $88K, (my estimate of value, $100K); and I had the right to buy, sell, sublet, or assign the property at any time during the 36 months.

It would be rental property to my parents and I would pay a 60% market rental rate and I would also pay the loan.

I researched and looks like its A+ neighborhood but again I have some doubts and I have heard it's street by street basis in Memphis.

The appraisal and inspection are both taking place today, and I expect to review them either tonight or early tomorrow morning.

New career had less flexibility and I wasn't able to effectively do both anymore.
