So needless to say I am in a position to acquire a loan for around 2.5% for 24/mo because the hard loan company knows i am good for it and the investment company just wants to try and recoup their initial investment at this point.

I just never seemed to have enough money, knowledge, connections, lending ability, experience, too young etc. etc I was acquiring information but failing to actually do anything with it and failing to seek out and develop my "Unfair Advantage" as Brandon Turner so aptly puts it.

got a question. lets say you purchase a tax lien, and before the property is redeemed or you acquire it thru quiet title, what happens if the house is burned down or damaged by the current owner or someone else??
