I haven't used it yet but from what they've shown me, it looks real promising and maybe worth the time trying out.

I found a duplex that currently cash flows very well even with today's rates. 

If Levittown 4/2 cape style homes are trading at $699K fully renovated (for example) and the home needs ~ $200K in work, you'll know that any asking price above $500K would likely not be worth it.

So many of my out-of-state clients from California are successfully purchasing flips, BRRRRs, and buy and hold deals here at a very cheap price point, cash flowing, and have tons of appreciation.

Figure, do a few Fix n Flips, stack some cash, then BRRR. 

But is WORTH it if you can do the correct things and really learn how this works.
