@Lashay James, the 70% rule is getting harder to meet with the rapid rate of appreciation real estate has seen in the last two years.That is not to say that it is not possible.

Interesting - A few reasons I was thinking for posting the video online:Historical Context - Neighborhoods can change rapidly, being able to document the "before & after" of certain areas, blocks or individual properties can be useful for looking back at how things used to be.

So if a property is in an area that is appreciating rapidly you will tend to see lower cap rates.
