It also includes common forms that you can edit and use.Their web site is a free resource with links to your state law but I highly recommend the book for some of the practical advice they provide.

People are advertising their rooms on Nextdoor.com, Facebook marketplace, Zillow (which publishes your rental to Zillow, Hotpads and Trulia all at once) and there are many other websites for rooms. 

I will also supplement course material with published academic research in academic journals.What I am looking for are books my students can read outside of the classroom.

Now I'm no attorney but after doing some quick web searches I cant find anything that states you cant purchase a property in a LLC name before you complete the publication requirements, they give you 120 days to do this and every thing I read says you can do pretty much anything you need the LLC to do as soon as you have all the filing receipts & formation paperwork.

You can take an alternative slower route and search through the government published data online (tax records and etc, but it will take you some time to sift through that).
